Spring

Look for pooling water, erosion, gutter overflow, and damp basement areas.
Note cracked caulking, loose siding, damaged screens, or visible roof/gutter issues from ground level.
Schedule safe work for decks, railings, steps, and outdoor lighting.
Look for gaps, damaged vents, and food/waste storage issues.

Summer

Note rooms that do not cool normally or equipment that runs constantly.
Look for leaks or water near the foundation.
Maintain safe clearance around outdoor units, vents, and utility areas.
Know where flashlights, batteries, and emergency contacts are located.

Fall

Disconnect hoses where appropriate and review winter access to shutoffs.
Shorter days make walkways, stairs, and driveways more important.
Schedule maintenance if recommended for your system.
Leaves and debris can block gutters, drains, and culverts.

Winter

Keep entries, walkways, and vents clear where safe.
Record window condensation, dampness, or musty smells.
Flashlights, batteries, chargers, blankets, and contact sheets should be easy to find.
Photos and dates help with maintenance or insurance records.

How to use this checklist

Review the items before the task starts, not only at the last minute. Check off what applies, copy the unfinished items if you need a short action list, and save relevant receipts, photos, dates, and contact names in your own records.

Some items may not apply to your situation. Local rules, official guidance, product instructions, building policies, insurance requirements, and qualified professional advice should take priority where they apply.
